Owned by the Lazzerini family since its construction in 1543, Villa Cozzano has lived a thousand lives before becoming the stunning retreat it is today—a place where guests find true pleasure in staying. Perched on a hill between Tuscany and Umbria, it offers an escape into a timeless atmosphere where nature, history, and luxury converge. With ten bedrooms and six bathrooms, the villa can accommodate up to 23 guests, who can unwind by the pool, sip a glass of wine while admiring a spectacular sunset, or wander through the estate’s fields. Welcome to Villa Cozzano !
“The villa has been in our family since 1543. It was originally home to the farmers who worked the surrounding land, while the Lazzerini family was the main supplier of Cozzano’s products. Over time, the villa became not only a residence for the farmers but also a cultural hub where families from Tuscany and Umbria would gather and collaborate. To provide local children with an education, one of the villa’s rooms was converted into a primary school, where my grandmother, Luciana, was the head teacher. There was also a shoemaker, a public oven, a granary, and a cellar. During both world wars, the villa became a refuge for people fleeing neighboring countries,” says Villa Cozzano’s current owner, Manuel Fabrizi.
After several decades of abandonment, Villa Cozzano underwent a long restoration process, initiated by Manuel Fabrizi’s parents in 1996. The work was completed in 2013, breathing new life into the villa while preserving its original character. Every detail was carefully considered to blend old and new, incorporating traditional materials into reimagined spaces. Thanks to this transformation, the villa has regained its former splendor while meeting the expectations of modern guests. This project, driven by passion and respect, has made Villa Cozzano a truly unique destination.

Inside the villa, guests will find six suites, each featuring a double bed (convertible into twin beds) and a private bathroom. Some suites even include their own kitchen, offering greater independence. The carefully chosen furnishings blend the home’s rustic charm with contemporary touches, creating a decor that stays true to the villa’s spirit while catering to the needs of discerning travelers.
The shared spaces, such as the dining room and indoor bar, are perfect for gathering in larger groups. The outdoor areas are just as inviting, with numerous tables and chairs scattered throughout the garden, beneath pines and cypress trees—ideal for relaxing and taking in the breathtaking views of the surrounding landscape.

In addition to its many features, the villa boasts an ideal location for exploring the region’s beauty. Situated near Castiglione del Lago, on the shores of Lake Trasimeno, the villa offers guests the perfect base to discover the wonders of both Umbria and Tuscany. The owners’ favorite villages? The hilltop towns of Montepulciano and Montalcino, their charming neighbor Pienza, and Monticchiello in Tuscany, perfect for strolling through picturesque alleys.
Visitors can enjoy a variety of activities: strolls around the lake, hikes in the surrounding hills, and wine tastings at local vineyards. Nature lovers will appreciate the breathtaking landscapes and the serenity of the area, while history and culture enthusiasts can immerse themselves in the region’s traditions and heritage.
